More Free Websites Added

I have added 2 more free website templates from "Planet Divinity". You can view what each site will look like when installed on your server.

Each template comes complete with content and navigation. You can even add your adsense "PUB" code to make it ready to display your adsense ads.

One of the templates also uses your clickbank affiliate nickname to display clickbank products based on the content of the site. These are free from planet divinity.

Three Ways to Increase Mortgage Applications

If you are in the mortgage business, the very first thing you need before you can get anywhere, is an application.I spent years working in the mortgage industry, and my goal was to close one loan per week.Monday through Friday I would find myself a spot in the back of the office where I could pound out my phone calls from 5:30pm until 8pm every night. My daily goal was to take at least three applications per evening, resulting in fifteen applications per week.

This is how I obtained my applications.

1. I was always prepared. Every thing that I could possibly need was at my desk. If a customer had a question about monthly payments, my mortgage calculator was right there. If a customer had a question about a particular loan program, I had my literature right there. When a customer commented on their needs and situation, my stationary was right there to take notes.

It is very important to have all of your resources at your finger tips, otherwise you will be fumbling around looking for things, or putting your customer on hold, while you find what it is you need.

2. Take the edge off

When you are speaking with a potential customer, the conversation doesn’t have to be 100% business all of the time. You can take the edge off by finding something in common with your customer. If you hear a dog barking or a baby crying, make a comment about it. People love to talk about their pets and baby’s. This will relax your customer, making it easier for you to get the appropriate information from them to complete your application.

3. Overcome objections

During the application process you will be hit with many objections. This is perfectly natural, most people don’t jump at the chance to fill out applications for mortgages and refi’s.

Here are some of the more common objections;

A) I have to speak with my spouse.

A good response to this would be; Is your spouse available to go over it with me right now? I would be more than happy to discuss it with him/her.

Another objection . . .

B) I have to think about it.

A good response to this would be;

Is there something that I didn’t explain clearly enough? Or, is there anything you would like me to go over with you again.

The above objections are probably the most common you will come across. If the responses I recommended don’t get your customer talking again, than politely thank them and ask their permission to send them some literature.

4. Purchasing Leads

I often found purchasing leads from a reliable lead source to be beneficial when it came to taking applications. The reason is obvious, these people are making it very clear that they want somebody to call them so they can apply for a mortgage, and most likely they are waiting by the phone. So its worth a shot.

These are only a few of the activities I practiced during my time as a loan officer, and it was rare that I didn’t meet my weekly goal of fifteen applications per week.

Guru Slayer

The following is an email I recieved from a affiliate marketer that I must have left my email address with. Once a week he sends very usefull information about scams and marketing ideas and techniques. This is an interesting mailing he sent on April 10th. The day "Guru Slayer" was released.Greetings fellow entrepreneur,Have you received the latest emails regarding "guru slayer" byAndrew Fox?
Every other week another expert comes out of nowhere with the"secrets to success." Today, I'm going to give you a review ofAndrew Fox's guru slayer web page.

Why review his product, I can only bet what's inside, let's review his site instead. In case you haven't figured it out yet, I'm not a big fan of earnings claims on Websites that fail to show associated expenses as well as refunds.

There are a couple of red flags with Andrew's "product." First off, for a new program he already has testimonials. The testimonials are from others promoting their own Website. The earning statements are questionable as well due to the fact that Andrew claims to be the number one affiliate for Day Job Killer, another hyped up product displaying earning screen shots in themillions. He claims to have sold many copies of Day Job Killer and the Rich Jerk, it wouldn't be because he's part of the same group of people creating all these "make instant millions online" programs, is it?

Did you know how many sites driven by greed have one super star, super-affiliate? They all do, do you know how many "gurus" are their own super affiliates? Take a guess. Do you think they want to throw away 75% commissions to just anyone?

You see, in the old days "super-affiliates" use to sell more of a product than the other affiliates, now a days things have changed. Many "gurus" position themselves to steal affiliate commissions back for their own affiliates. That's right, they tell everyone to promote the site for a commission and not all affiliates receive a commission because the site owner has his hands deep in the cookie-jar.(pun intended) They tell everyone to send traffic to their site for a commission and then post an ad on Google under their name, company name, and domain saying "visit here for the official site."

If you click on the ad, it takes you through a hop link that earns them credit if you should purchase. This is what's they refer to as "killer, secret, stealth, ninja warrior marketing tactics." I call it, ripping people off. It's not online marketing, it's scamming. Want proof, think I'm full of it? Search guru slayer on Google and see what comes up. You'll probably find 20 or 30 optimized sites"reviewing" it and all the ads above and to the right will be promoting it with an affiliate link, even the "official sites."

How did all these sites know so much about it? It just came out! I won't go into great detail about the lack of ethics that all these "gurus" and anti-guru gurus seem to have. I only hope to open your eyes up to the truth. Online marketing is a very competitive field driven by greed. Self proclaimed online experts are the last people you should ever trust for decent information. 99 times out of a hundred the only info they give their customers is a list of things they recommend that you should go out and buy along with how to promote their site.

The last problem I have with Andrew's program is he purchased from me in January, I never heard of him before then. When he bought my program he did so from Australia. Now on his site he claims to be from Ireland and leaves a Florida phone number for you to call. What? How is this even possible?

From the BMW to the fancy wall paper in the video, there are a million and one questions I'd love to ask, but I'm sure there's a group of people (selling the program) who would kindly fill in all the blanks as they see fit.

Let me ask you, do you want good information for just once in your life? Want to learn something you can use?
